Aquarius - 'Free' SUV with every purchase.

We recently received a few photographs and emails from concerned residents of Dawn Beach and the Guana Bay area, about the excavations taking place around Red Pond. Because government failed to put any real environmental protection on the pond and beach, two local Environmental Foundations, SXM Pride and Nature Foundation, sat with the developers and came to a 'gentlemen's agreement' for the pond and beach environment.
Since clearing of the site started, questions have been raised about if the developer is sticking to this agreement. The latest photos and news on the grapevine raise even more questions. Are ROB and VROM doing their job?

Both the agreement and the permit both stipulate that the set back from the high water mark of the pond must be 15 meters (49.2ft). As has been reported before on this site, this part of the agreement does not appear to be being honored by the developer.

The developer has banned all environmental groups and individuals from the property without their expressed written consent and there is even an unconfirmed rumor that some public officials may have been told they are not welcome either. The photos below were recently sent to the environmental foundations and SXM PE by residents of the area.

Reports have also been made that the developer recently bought two of the Geo Villa units and tore them down. They stared building, but work was apparently stopped for a week or so due to some confusion over permits, this is not a part of the Aquarius permit. Some Geo owners have claimed that the developer is overstepping their boundary and we hope to have some photos soon.

It is unknown if any government department has been to the site to make checks and inspections around the pond or shoreline, as far as can be discovered, they have not. It would clear the air and ease many of the rumors and concerns if these departments did their job and went there to mark the 15mtrs clearly.

Oh, and about the free SUV, does that mean sales are not going to well? Considering the state of the US Housing and Mortgage market right now, hardly surprising if they were.

Message to the Erato's - NO ONE trespassed for these photos, they were taken from the beach which is PUBLIC LAND.

As said before, real gentlemen don't break gentlemens agreements.

Is there any authority willing to do their job and enforce the law?

15 Meter Setback

The permit states the VROM has incorporated the advices of the enviromental engineer into the permit.
If so why has the fencing not been installed "before" & during construction as the advice says.
I guess VROM or no other orginization on this side of the island has no power or say what happens on or to the island, nothing is ever enforced, whats the sense of having a VROM/ROB or any of the govermental agency's when they don't practice or enforce what they preach ?
They pacify the residents untill the permits are issued & than it's a free for all no holds barred!
Look @ whats taken place in the last year with the other new resort sites! Speaks for it self.

I am sure the choice of a SUV is a scam.
How can it not be?
The real estate market is still strong on SXM, with the French people having strong buying power with the Euro.
These people live in the dark ages, they are busy promoting SUV's at a time that most of the smart world is looking into energy saving solutions and clean air acts.
But hey, I am sure there are many once scammed buyers who bought from the Eratos and are now bitterly complaining.
How about that Vista Verde building in Point Pirouette?

These people are in the age of filling up their pockets and f. everyone else.
the scam continues, I know of cases in rainbow beach club where buyers have complained in court about the way they have been scammed and the Eratos have settled out of court for fear to set an example to other scammed unaware buyers and be sued over and over with the result that they have to pay back the buyers.
SUV are over, I am sure that since they (SUV) do not sell any more due to the increased environment awareness of the people in SXM, Erato have got a deal with the autos sellers, for a low price can buy a couple of SUV'S and get a huge price for the apartments in Aquarius. Looking at the very low quality of construction they use, the profit is huge.
I personally foresee that this project will not be finished ever.
If you go to rainbow beach club and look at the building anyone can see that is already decaying, they have painted several times the facades to make believe that is a good quality but is not that walls are full of humidity and the rain marks all the walls because they did not make a proper rain drainage. The front building is at very hight risk because under it there is a big cave, the building is actually sitting on a protruding area over the beach like a canteliver terrace.
To me is not to withstand the force of next hurricane.is a disaster waiting to happen.

there are too many units for sale in SXM , more to be built....

people are getting more and more suspicious about buying in SXM.

real estate market in SXM is not moving, ( except some very expensive properties in the low lands, people who buys those properties do not have money problem)

people are waiting for prices to drop and they will ...soon....

may be we will see more SUV offers!!! the insanity goes on!

I visited your island 2 years ago and I came to the conclusion that there is no need for cars altogether. Some kind of public shuttle bus would do the trick. It would be faster,cheaper and environmentally friendly as well:-)

US Housing not healthy

I am not aware that there are many French or European buyers of property, I thought most of them were from the US. Makes sense of course, but sense isn't common on the island, afterall, they cut the budget for tourism marketing in Europe despite the value of the Euro being good for European vacationers.

The US housing market and economy is not very healthy, it is getting harder and harder to move these concrete boxes that are valued above $350,000 or so.
