I received an email today with a drawing that is the supposed 'conceptual plan' for the new layout of Mullet Bay. Take a look at the images below, closely.

I think this may be where they plan to get rid of all the rubble. It also appears that large areas of trees will be removed, by the tennis courts and near to the Towers.

As is well known, Ansari is a DP 'friend' so we can expect Roy to approve whatever he asks for. Let us not forget too, that Roy is planning on making it much harder for anyone to object, if he hasn't done so already.

Here we go again.

Also according to this map , the road is being diverted to the north of the golf course with a bridge being built after the Tower and I don't see any link from the new road to the Beach of Mullet Bay...Does their intention is also to steal this beach from the people of St Maarten and their visitors the same way as all those unscrupulous devellopers did with all the other beaches of this island? Any info about that?

Yes, that is their intention. Just like Dawn Beach, with 9 public parking spaces.

My opinion.

I would like to add a note, this drawing was emailed in, we do not know if it is current, or an old plan resurfaced. Most talk I have heard does point to the road being rerouted and also big buildings on the beach, the road is shown but it is difficult to make out much else. It looks like there will be lots, probably for villas around the perimiter.

The plan is by Gary Player, but is it Greg Norman who has been sighted on island in the company of Ansary, so rumors are that he is being recruited to redesign the course. Not a bad thing for the island in itself, but NOT if it involves filling in what looks to be about a third of the Mullet Bay pond area.

Just a word of caution about this Concept Plan, it may not be current.

Flipper, I'm not gonna take full credit, but I think I am one of the first ones to find that plan several years ago, at least 4 if not more. The architect is Quincy Johnson, they do have a website, with some more conceptual drawings. I have contacted them by telephone and e-mail on several occasions, but did not receive any responses. I do know that drawings have been in around for years at The Towers, I saw them briefly once, but didnt really pay much attention at the time because I didn't really know what I was looking at, who would have thought it would take this long, so I just assumed things would be like they are! haha I have been told by several at the Towers, that as owners, we will have full rights to whatever goes in there, which is a good thing, since at the time, my understanding was the Towers was one of the more expensive timeshares on the island because we did have full use of Mullet Bay.

I would to note to the St Maarten people to stop all the filling up of the ponds on the island, stop and look, it is destroying the island's beautful outlook. We must think if all of this realiy necessary, we are selling our souls and for what, to make a dollar, who will profit not the people of St Maarten.

Just a thought that maybe one of the legal minds can work on.
The legal system gives sqatters unbelievable rights when it comes to land posession and acqusition.
The parking area at Mullet Bay has been used for decades by the public unhindered by anyone.
What would be the legal limitations of a foundation being formed called SXM Public or something like that? Have the foundation claim the entire parking area and party area under the Sea grapes as their own.
If it works problem solved!!

A law was drafted to make sure that squatters could not acquire land on which they had been living that wasn’t theirs. In the past if someone was living on undivided land for more than 10 years they could legally acquire it.

Please don't make the dangerous assumption you are dealing with reasonable business people. You think these guys will let you squat on the edge of their pretty green golf course? Not a chance.

If we were dealing with honest ethical business people, then maybe they would respect acquisition by "Deed of Prescriptive Rights" as Antillean Rights Law, but these are a bunch of fugitives and scum bag money launderers who don't respect anyones' right---squatters or otherwise. The only right they respect is their right to make money, and woe betide anyone that gets in the way of them making lots and lots of moolah.

Take for example our prominent Italian member of the business community who was arrested aboard his yacht by French authorities and kept in their prison for some years. This same man has been been under investigation by Italian prosecutorial task force for years, only to have the head of that task force murdered in cold blood, and the investigation seemingly pursues him to SXM, only to return empty handed. And yet this upstanding individual walks free as a bird to this day. That is the ilk of people you are asking to repect your rights to squat. The law may be on your side, but you interfere with their unhindered right to make money and see where it gets you.

I would guess squatters (with or without a foundation) would just meet a terrible fate or be just found dead after an alleged fight, and the media would report some crack heads fighting over some little thing and that will be that. Problem solved., you say!

Still, it's a noble thought...

The land needs to be unclaimed

Not being an Antillean, I could not do this, but it is my understanding someone with Antillean Rights could certainly obtain the deed to unclaimed or long-time unattended property.

However it is doubtful that anything in that area would not be owned by either Spadaro or Ansary or one of their good friends.

Come on , no one can truly take the thread of squatters seriously ! Squatting has only extreme situations where it can be justified. Otherwise its a terrible course of action to pursue.
More importantly are the beaches public or not. Access may be more difficult but not illegal. Also the way crime seems to be going the beaches will be safer the more development there are.

However I don't agree with your line that development will combat crime, I would say that overall, development is one of the reasons we have so much, there are plenty of robberies inside hotels and villas. The answer to crime is on many levels, social, immigration and more police, 1 officer per 4000 people is not enough. And some of the solutions are simple, it been mentioned many times over the years that putting a few plainclothed officers in the MB area and actually trying to catch the culprits might work, and lo and behold, it did.

Very Importantly, ALL the beaches are supposed to be public, with access and parking, according to the beach policy. This is a very serious problem and I hope St. Maarten people wake up to it soon.
